The Southern Nevada Water Authority pays property owners to replace grass with desert landscaping through its Water Smart Landscapes Rebate. As of 2026, single-family homes can receive $5 per square foot for the first 10,000 square feet converted and $2.50 per square foot after that, per fiscal year. Las Vegas Valley Water District customers can get an additional $2 per square foot, and City of Henderson customers can qualify for an extra incentive too. New trees can earn a $100 bonus each.

Important: you must apply and complete an SNWA pre-conversion site visit before any grass is removed. Removing your lawn first makes the project ineligible. Program amounts and rules can change, so always confirm current details with SNWA before you start.

To receive the rebate, the finished landscape has to meet SNWA program conditions. Those include plant coverage of at least 50 percent of the converted area at maturity, low-flow drip irrigation and a permeable surface such as rock or bark. Artificial turf can count in place of mulch when it is permeable and the other conditions are met. Concrete patios and walkways are subtracted from the rebate area.
